Terms & Conditions

• Rates are per room per night and inclusive of tax (VAT. 17.5%).
• Your VALID credit card will initially only be used as a guarantee of your arrival and will be verified at the time of booking.
• Full payment will then be taken at the time of arrival.

Cancellation Fees

• As we are a very small hotel, our occupation level is critical. We can, depending on occupancy at the time, levy the following cancellation charges although cancellation of a weekend stay (Friday and/or Saturday nights)  will automatically result in a cancellation fee if notified later than midday of the Monday prior.
• We need notification at least 48 hours in advance of cancellation (or change) of any stay up to 2 nights duration or the whole stay will be charged - even if you reschedule for a later time.
• Stays in excess of 2 nights  must be notifed  prior to the same length of stay (eg 4 nights, 4 days prior) or 50% of stay will be charged. For example: the cancellation of an 8-night stay must be notified at least 8 days prior or a 4-night cancellation charge will be levied.  An 8-night stay  reduced to 6 nights, will result in one night's penalty if not made within 4 days.

If you have any queries, do not hesitate to contact us. We will always try and rebook your room if you have to cancel and, if we are successful, we will only levy a small administration fee.
